My parents’ mortgage in the 80s was at 16% and they eventually re-fi’d down to 12%. I got a 2.6125% by moving money to a new bank. They bought another home recently and got 2.25% (in early 2022). I will never sell this given 8-9% inflation.

Why did it go up when the fed only raised by the lower end of what was already priced in? Aren't morrgage rates based on "projected" future interest rates rather than current fed rate plus X% ? If market was pricing in .75 raise and it actually did raise .75, it seems like mortgage rates should be unchanged.
