Nobody in the northeast is considering red-as-fuck WV as a place to gentrify and price out locals, probably because it has an even worse reputation as a laughing stock than Georgia crackers or Idaho farmers, among the rich snobs. "Youre going to live where?!"

This delta is why it's a great investment rn. Not because it's the most beautiful place, but because its a beautiful place near the northeast that no one has yet targeted.

That tide can turn very quickly. The first fashionable people to pioneer WV will endure mockery, and then there will be a rush. It will have an Austin, a Nashville, maybe even a big bear lake
