You want to be in at the tipping point when the rates come down enough that the supply corrects, but before prices go back up significantly because buyers are ready. When that happens will depend a lot on how much more recession we end up with between now and this time next year. If we’re still in a slow down and the corresponding political risk is manifesting (ie Biden is likely to lose to a right wing populist), then the ideal time to buy is probably December 2024-March 2025. If the recession is small/shallow/over by spring 2024 then you want to be in at that time.
By 2030 home ownership will be a privilege enjoyed by the Blackrocks and the UMC/rich exclusively. After that the only fix would be massive reform of schools, property codes, law enforcement and drug policy and the collective action problem that poses would take much more full scale societal collapse and probably a new form of government before anything can be done about it. |
