I am hearing more chatter about the need to move to precious metals or inflation tied bonds. Is it too late for that at this point? I am almost entire in stocks/ETFs.
Real estate also seems to be fucked?

real estate is a GREAT buy:
- prices are low due to high interest rates and reduced demand
- build quality, on average, is very good on new homes
- overall cost of materials and labor will continue to rise in excess of inflation
stock the fuck up now on new properties and turn them into rentals
