assuming u think it was great cause u MADE MONEY TAX FREE WHEN U SOLD, if u put it in stocks prob wld have been even more

and anyway entire thing is created by a kike tax scheme (mortgage interest deduction and then tax free first 500k gains). if not for that its not a good investment

cool could a stock house me and my family and all our shit? or would i need to live the sexpat lifestyle like you for my $180k down payment to create enough dividends for me to afford a place?

the other big benefit is once you purchase you're no longer subject to the whims of the rental market that can easily price you the fuck out. your mortgage pmt is set until you pay the place off, once you qualify to afford it

This is entirely accurate. My family has lost well over $250k+ on single family homes. They are massively expensive and easily the biggest financial mistake I have ever made. I would be worth more than $2m if we had just rented.

I have fucked up many things in my life. My finances are one of them ofs. But, with at least half of my life in the rear view, I can safely say that the biggest fuck up of all was buying a single family home. The ultimate destroyer of Amerikkkan wealth. Buying SFHs is like dropping depth charges down in the water around your hull and trying to stay afloat.

Seriously. He repeatedly makes idiotic decisions then acts like everyone will be just as stupid as he is. It is true that most homeowners would be wealthier if they simply rented and invested the money they saved in the stock market. But the vast majority of people will just spend the money they saved on stupid goy shit rather than investing. And home ownership does become more favorable compared to renting the longer you stay in the house. Saying that it is always a destroyer of wealth is idiotic. Most people will be wealthier buying a home simply because it effectively forces them to save a certain amount of money every month as they pay down principal.

Everything about ur life screams that you would have “saved and invested” for about 9 months then blown it all on a trip or just a common expense you failed to budget for, etc etc etc.

You’re the only person on either coast of America who has lost money on his primary residence in the last 15 years. It’s quite notable actually, well done.

That’s not true at all. There are many many losers in real estate.

The other thing to be wary of is the crowd of real estate grifters who are like “you can get rich and retire with just 20 doors of rentals.” Lol. This was a huge trend like 3 years ago and it blew up in these losers’ face. People were making life decisions based on the assumption that their $200k rental unit that they bought with 90% leverage would cashflow indefinitely from AirBNB.

yeah that's because a bunch of people willfully stopped paying rents, so landlords are still making up for lost ground on top of just the general inflation and interest rate environment

it's funny to hear libs talk about it though, their main solution is to turn single family home neighborhoods into insane dindu thunderdomes with zoning changed to allow apartments and ADUs in these areas. they will NEVER consider this might be at least partially a consequence of importing millions of muds from everywhere over the last few years

but i don't know what needs to change or if it's all over, forever

Home ownership as an investment (i.e., a source of attractive real returns in addition to shelter) was always a ponzi scheme, because home values are the same thing as home prices, and unlike other investment assets, an investment in a dual-purpose home (real returns plus shelter) can't be made on a fractional basis

at it's original "investment" you got something that retained it's inflation adjusted value, provided you with one of the most fundamentally necessary resources, and gave you access to a big deduction.

home prices outpacing inflation and being an actual investment is crazy. of course, the primary beneficiaries are boomers, and they take over opportunity to selfishly pull the ladder up.

So many of you fags in the 2010s had the opportunity to buy but thought you knew better and kept renting. Jokes on you. And for the Gen Zers, stop bitching. Try graduating law school in 2010/11 and then talk to me about bad timing.

Prices will crash in major cities and surrounding suburbs as income inequality grows and America gets older. There won't be anyone for millennials to sell to in 10-20 years.

Age 33 is the largest current population segment. They’re gonna be buying houses for the next 20-30 years. I didn’t time the job market right but bought in 2012 at 4.25%, cash out refi in 2021, whole home remodel with the equity and refi rate of 2.5% so monthly payment didn’t change. House doubled in value in 10 years. That’s a once in a lifetime opportunity all the renters missed out on.

Nice. Most houses didn’t do this though.

Also, there’s more than one way to double your money. Glad it worked out for you but even at 2x what you paid, the house is basically just keeping up with inflation. You may have the same payment and a nice place to live, but you haven’t exactly gotten wealthier living there.

I've said it repeatedly but Trump's campaign ads should just be a chart showing how the price of owning a home has literally TRIPLED under Biden.

I read some stat recently that only like 4% of the country right now has a mortgage that is more than $2,500 - and basically they start counting at like $5,000 because that's when you have a top 1% mortgage.

I live in a red state, and to get a non-starter home you're looking at $7,000/month now for a mortgage. And these are like 2700 sf - not mansions...

Interest rates were raised due to inflation. Biden passed multiple trillion dollar spending bills.

I understand it isn't all Biden's fault but at the very least its bad optics, if not causation - especially when libs were like "here's why GOP is wrong about spending bills and inflation"!

My bet is on car ownership. Future of transportation is dilapidated electric buses packed shoulder-to-shoulder with muds putzing around dystopian mega cities. Having your own personal car will be viewed like we view having your own airplane or yacht.

Yup. Either directly outlawed or indirectly via exorbitant "carbon taxes" and "gas taxes" that make cars prohibitively expensive to operate for normal people.

I thought everyone on this bort was in their 40's by now. Am I the only one who was alive during the 2000's? People said the same thing then during the 2000-era real estate bubble. Then it popped and housing prices basically didn't increase for the next 15 years. Most likely the same thing is going to happen again now. I doubt we will see a 2008-style crash since there is less speculation in the current market, but between massive new construction and boomers retiring and downsizing, the housing market will return to equilibrium soon enough.

Blackstone owns 1/4 of all houses.

They are aren’t lowering their rental prices in a crash. They can get 12 immigrants to pile into a SFH and cover the rent. It doesn’t matter to them.

This is why Trump can make it an issue, but not too large of an issue.

Alexandra McDaniel, 29, grew up in Scottsdale, the affluent suburb north of Phoenix. As she and her fiancé, Cameron Smith, 32, began their search for a home early this year, she hoped to live close to her parents, and near her job at a fashion retailer. Mr. Smith was intent on finding an area where Ms. McDaniel could safely walk their dog alone at night.

Mr. Smith is a data analyst at Amazon. Together, he and Ms. McDaniel earn roughly $200,000 a year. They figured they could afford to pay as much as $550,000 for a home, though they aimed lower.

But as they sat in a conference room on a recent morning, their Realtor, Curt Johnson, projected a map on a screen that forced them to downgrade their expectations.

He had searched for houses with small pools and at least three bedrooms priced at $475,000 to $575,000. Scottsdale had no listings. The half-dozen properties he had found were scattered about 15 miles away, and beyond a freeway.

“It’s a lower-income area,” Mr. Johnson said, adding that it had “a higher crime rate.”

He drove the couple out for a look. The first two homes had tiny yards unsuitable for their dog. The third place had a huge yard and a wide-open kitchen, but the asking price was $599,000. The next one was similarly priced, and the neighborhood felt seedy. The last house was within their budget, but alongside an apartment complex whose balconies looked directly into the yard.

As they drove back to Scottsdale, they struggled to make sense of their situation.

“We have great jobs,” Ms. McDaniel said. “We’re doing exactly what we were told to do, and it doesn’t work.”
