Seems like this happens to a lot of folks. SFHs used as a primary residence are never an investment and you should never believe anyone who tells you otherwise. You should also expect to pay at least 15-20% more than what’s on your disclosure statement (those may be right for closing but not for your payments going forward).

Housing costs have increased bigly since 2022. This idea that there are normal people who were duped into a horrific deal of homeownership recently is pure idiocy.

I don't know what to make of the OP. Why are they allegedly paying 3x as much for a worse house? Why are they spending $5,500 a month on a mortgage if they can't afford it? Why didn't they fucking google the homestead exemption rules for there area?

It’s even worse because the TexLeg passed property tax reform which increased the size of the homestead exemption. And yes, the first year, they do taxes off of the prior owner. Or if this is a new build, that could be the issue. Exemption will be in place going forward. Another issue is probably the goddamn escrow account they have with their mortgage. These escrow accounts follow regulations for escrow accounts, but that shit is retarded in Texas because property taxes tend to jump up wildly, insurance jumps up wildly, you may get random tax reform, etc. the regulations governing escrow accounts assume that these extra costs (in Texas Insurance and Taxes is usually 50%-75% of what a homeowner pays each month), it just doesn’t make sense.

People don’t realize what a shitty deal single family homes are, but they are the number 1 drain of middle class wealth in America today. Homes have become the new cars. First time home buyer? More like first time butt slut slave.
